Happy New Year! Here’s a short 2012 real estate update, and it’s directly in line with what I’m seeing, slowly but surely, in the marketplace.
1) The National Association of Realtors‘ Chief Economist Lawrence Yun reports that he expects both sales and prices to improve in 2012: “We are beginning to see an underlying trend where buyers are coming into the market and correspondingly [listing] inventory levels are falling, and inventory levels need to fall before prices can stabilize.”
2) The Head of the Mortgage & Asset Backed Securities Team at Pacific Investment Management, Newport Beach, CA. “Homes are more affordable now than at any time on record, setting the stage for a turnaround.”
3) Home values had their smallest decrease in 4 years in 2011, according to Zillow.com.
4) “By mid-2012 the distressed share of the market (foreclosures & short sales) will begin to shrink and average prices will begin to rebound”, according to Celia Chen of Moody’s Analytics, Inc. “And by the end of the year, prices will begin to appreciate.”
