Marketing Plan

This is the Marketing Plan I use to market, negotiate, and sell all my listings. You deserve the best representation possible for your largest financial investments!

  1. Research and advise on property pricing & presentation. If you need handypeople or specialists, I can provide vendors.
  2. Supply a “Comparative Market Analysis” which will show you recent market activity in your neighborhood. This Analysis will help us arrive at a market price that will sell your home quickly and for the most profit possible.
  3. Hire professional stager for private consultation and staging services.
  4. Hire & coordinate professional photography
  5. Process listing through the NW Multiple Listing Services (photos, descriptions, etc) and syndicate out your listing to dozens of home search websites online
  6. brandingOrder Yard Sign and install professionally, alongside directional arrows (per city regulations).
  7. Provide a copy of the listing as it will be seen by other agents for your review.
  8. Acquire and assign JLS web address so you have a direct link to your listing online
  9. Professionally design cutting edge home flyers.
  10. Install “Feature Cards” to highlight the unique features throughout your home.
  11. Provide pertinent documents with the MLS listing for ease of information to buyers’ agents and writing an offer.
  12. Order and review Preliminary Title Report, discuss any issues with Sellers.
  13. Send out “Open House Kick Off” Post Cards to the neighboring community.
  14. Staff a Sunday open house (if mutually agreed) in first 1-3 weeks. Provide feedback.
  15. Send follow-up email after all showings, offering to answer questions/ask for feedback.
  16. Provide reports, weekly, of feedback from open house, private, and online showing activity.
  17. Provide private showings to interested buyers, when requested.
  18. Professionally correspond with prospective buyers and brokers about your home, and represent you and your home with the utmost sensitivity and respect.
  19. Receive and manage all offers. I will make sure offer is complete and pre-screened before it is present to you, the Seller.
  20. Counsel seller privately on all offers—offer expert negotiating options
  21. Coordinate Buyer’s Inspection and offer negotiating options
  22. Follow the sale to closing including Appraisal, Title, Mortgage and Escrow
  23. Oversee the release of seller’s net proceeds and release of keys to the new homeowner!
